Room Occupancy

Room prices are for 1-2 person occupancy, additional charges for extra guests and/or mattresses may apply.

Booking Process

After making a reservation you will receive an email containing all necessary information, including:

Our staff personally reviews all reservation submissions—if you have any questions leave a note in the “Notes” section of the reservation form or contact us directly. There’s no question too big or small.

Deposit and Payment

Reservation Deposit:
To confirm your reservation, we require a deposit, which will be deducted from your total bill. You can conveniently make the deposit payment using the secure FlyWire platform.

Check-out Payment:
We kindly ask that you settle your remaining balance in Thai Baht currency, preferably in cash. In Khao Sok town, there are several ATMs available in case you need access to cash.
If you prefer to pay the balance using a credit card, please be aware that additional charges will apply. For payments made through FlyWire or by credit card, a 4% surcharge will be added to cover banking and processing fees, which will be included in the final bill.

For cancellations made more than 30 days prior to your scheduled arrival, we offer two options for handling your deposit:

1.) Credit: Your deposit can be credited without any additional costs and will remain valid for up to 2 years from the initial check-indate.

2.) Refund: If you choose a refund, an administrative fee of 20% or a minimum of 400 THB per booking will be deducted. Refunds will be processed at the end of each calendar month.
Please note that when rescheduling or rebooking using a credit note, room availability is on a first-come, first-serve basis, and you may be required to cover any price differences, as our room rates vary by type and season.

For cancellations made within 29 to 15 days before your arrival:
50% of your deposit can be retained for a future stay or refunded.

For cancellations made within 14 days of your arrival or in the case of a no-show:
Deposits are non-refundable and cannot be used for future stays.

Regarding tours and transfers:
In the event of a last-minute cancellation with less than 24 hours’ notice for tours or transfers, the full amount of the transfer or tour will be added to your room bill. This policy ensures that the resources and arrangements made for the transfer and tours are appropriately compensated in the event of a late cancellation. We are, however, willing to provide a letter to support your claim with your travel insurance.

Child Policy

  • Four to Nine Years of Age (4-9 YOA) are considered Children and are entitled to Child discounts on Tours & Activities indicated below:
  • 50% Discount on Pre-Booked Land Based Tours & Activities if accompanied by two full paying adults.
  • Full-Day Join In and Private Lake Tour 170 THB per Child, Overnight Join In Lake Tour 270 THB per Child.
  • Below Four Years of Age (<4 YOA) are considered Infants and are accommodated Free of Charge (FOC) if existing bedding is used.
